Okay, so I had this really good idea today. You know how social media links can be insanely long and complicated…. and often not uniform? (The latter really annoys me).

Who can remember:
https://www.youtube.com/channel/UCReallyLongStringOfCharacters
? Nobody! It’s a total mess.

So, I was thinking, why not make them easier and consistent?

And that’s exactly what I did today. for one of our clients our brokerage website, https://Easy.Realty. I set up URL forwarding.

Now, instead of that crazy YouTube link, you can just go to
easy.realty/youtube
. Boom! Way easier, right?

I did the same thing for all our other social media accounts too:

easy.realty/youtube

easy.realty/instagram

easy.realty/facebook

easy.realty/x

Now they’re perfectly consistent and easy to remember. Like, if I’m talking to someone about our YouTube channel, I can just say, “Go to easy.realty/youtube,” and they’ve got it. No more fumbling around trying to copy and paste a ridiculously long link.

Here’s why this is so awesome:

Super Simple: These links are so easy to remember and share. It’s a no-brainer.

Branding: Everything looks more professional and connected to our brand. It’s all under easy.realty, which is way better than some random social media URL.

Flexibility: If our YouTube channel or something ever changes (knock on wood!), we just update the forwarding. No more hunting down every single place we’ve posted the old link. Smart, right?

Tracking (Maybe Later): I’m even thinking we could use a URL shortener with tracking later on to see how many people are clicking through from our website. That would be cool.

Honestly, this was one of the smartest things I’ve done lately. If you’re still using those crazy long social media links, you need to do this. It’s so much better. Trust me.

What little tricks do you use to make your online life easier? Let me know in the comments!

Executive Summary: What’s Really Going On

In 2025, TikTok has become a recruiting machine for real estate agents—especially those aligned with MLM-style brokerages like eXp Realty and Real. But instead of attracting buyers and sellers, much of the content is aimed at other agents. And worse? A growing number of videos mock clients, turning homebuyers into punchlines for clout.

This post breaks down the shift from client-focused marketing to agent-to-agent recruiting, why it’s happening, and what it means for your brand, your brokerage, and the future of real estate content.

Quick Brief: What You Need to Know

TikTok’s real estate scene has flipped—agents are now making content to recruit other agents, not attract buyers or sellers.

Mocking clients is trending—and it’s not a good look. Skits that make fun of buyers are going viral, but they’re also eroding trust.

Recruiting is the new selling—especially at brokerages like eXp and Real, where downlines = dollars.

Your brand is at risk—if your agents are chasing clout at the expense of client respect, your reputation’s on the line.

There’s a better way—brokerages that lead with empathy, creativity, and actual value will win in the long run.

From Clients to Clickbait: Real Estate TikTok Has a Problem

By J. Stuart Hill, MNKY.agency | July 11th, 2025

Real Estate TikTok Isn’t for Buyers Anymore

Let’s be real—TikTok used to be a goldmine for agents. You could post a walkthrough, drop a market tip, or share a “just sold” and actually get leads. But lately? The content has shifted. Big time.

Now, it’s all about recruiting other agents. And not subtly. We’re talking full-blown “join my downline” energy, especially from agents at eXp Realty and Real Brokerage. These companies have turned recruiting into a business model—and TikTok is their playground. Welcome to the MLM Era of Real Estate

Here’s the playbook:

Show off your “freedom lifestyle”

Flash some commission checks

Drop a few “traditional brokerages are dead” hot takes

And boom—you’re a recruiter with a ring light

It’s influencer marketing meets multi-level marketing. And while it might work for building a team, it’s not doing much for building trust with actual clients. When Buyers Become the Punchline

Here’s where it gets messy.

A lot of this content isn’t just about agent life—it’s about making fun of buyers. You’ve seen the skits:

The overprotective dad at the inspection

The buyer who wants to offer $100K under asking

The “Zillow expert” who thinks they know more than the agent

Funny? Maybe. But also? Kinda gross. These are the people agents are supposed to serve—and now they’re the butt of the joke?

Content for Clout, Not Clients

Let’s call it what it is: this isn’t marketing—it’s recruiting. And that’s fine, if that’s your goal. But don’t confuse it with building a brand that buyers and sellers trust.

If your content strategy is all about impressing other agents, you’re not growing your business—you’re growing your ego.

Brokerages: This Is Your Wake-Up Call

If you’re leading a team or running a brokerage, here’s what you need to think about:

Set the tone: Make it clear what kind of content reflects your brand—and what doesn’t.

Coach for connection: Help your agents create content that’s funny and respectful.

Balance the message: Recruiting is part of the game, but it shouldn’t be the whole game.

Final Thought

Real estate is still a people business. If your content forgets that—if it turns clients into punchlines and agents into influencers—you’re not building a brand. You’re building a bubble.

And we all know what happens to bubbles.

Don’t build your business on rented land. Diversify your marketing beyond social media to control your online presence and reach a wider audience.

Executive Summary: Social Media Reliance

Relying solely on social media for your business growth is a risky strategy. Algorithms are unpredictable, organic reach is declining, and you’re ultimately building your brand on rented land. To achieve sustainable success, diversify your marketing efforts.

Key Takeaways

Diversification is key: Embrace a holistic marketing strategy that includes your website, email marketing, content marketing, SEO, and paid advertising.

Own your online presence: Your website is your digital home base – invest in it and make it the center of your marketing activities.

Build direct relationships: Use email marketing to connect with your audience, nurture leads, and drive conversions.

Create valuable content: Attract and engage your target audience with high-quality content that educates and informs.

Be visible online: Optimize your website and content for search engines to drive organic traffic.

Reach the right people: Utilize targeted advertising campaigns to connect with your ideal customer.

Why Your Business Needs More Than Just Social Media

Social media is a powerful tool, no doubt. But let’s be real, it’s just one piece of the puzzle. Having your business rely solely on social media is like building a house on sand – it might look good for a while, but it’s not built to last.

Here are some key reasons why why over-dependence on social media could be holding you back:

1. Algorithm Anxiety: Ever feel like you’re shouting into the void? Social media algorithms are constantly changing, making it harder and harder to reach your audience organically. You’re at the mercy of their whims, not in control of your destiny.

2. The Content Treadmill: Creating fresh, engaging content day in and day out can be exhausting. And with so much noise, it’s tough to cut through and truly connect. Are you burning yourself out for minimal returns?

3. The Pay-to-Play Trap: Organic reach is dwindling. To truly get seen, you’re often forced to pay for ads, which can eat into your budget and leave you feeling like you’re constantly throwing money at the problem.

4. Fleeting Engagement: Likes, shares, and comments are great, but do they translate into real, lasting engagement? Social media interactions are often fleeting, lacking the depth needed to build genuine relationships with your audience.

5. Limited Data & Insights: While social media platforms offer some analytics, they often provide a limited view of your audience and their behavior. You need richer data to truly understand your customers and tailor your strategy.

6. Lack of Ownership: You’re building your business on rented land. Your social media presence can be wiped out overnight due to algorithm changes, account suspensions, or even platform shutdowns. Where does that leave you?

7. Missed Opportunities: By focusing solely on social media, you’re missing out on other valuable marketing channels that can drive traffic, generate leads, and build brand loyalty.

8. The Echo Chamber Effect: Social media algorithms can trap you in a bubble, limiting your reach and preventing you from connecting with a wider audience.

9. The Comparison Game: It’s easy to get caught up in comparing your business to others, leading to feelings of inadequacy and a distorted view of your own success.

10. The “Always On” Pressure: Social media can create an expectation of constant availability, leading to burnout and stress.

11. Short-Term Focus: Social media often encourages a focus on short-term gains and viral trends, rather than long-term strategy and sustainable growth.

12. Missed Connections: While social media can facilitate connections, it can also hinder them. Are you sacrificing real-world interactions and relationship-building for online likes and shares?

End Social Media Reliance: What’s the solution? Diversify!

Imagine your marketing strategy as an orchestra, not a solo act. Social media might be your catchy lead guitar, but you need a full ensemble to create a truly harmonious symphony. Here’s how to build your marketing orchestra:

1. Your Website: The Conductor

Your website is your online home base. It’s the one place you have complete control. Make it a priority!

Invest in a professional, user-friendly website. Ensure it’s mobile-responsive, easy to navigate, and showcases your brand personality.

Treat your website as a hub for all your marketing activities. Use it to capture leads, nurture relationships, and drive conversions.

2. Email Marketing: The Loyal String Section

Build an email list and nurture it like gold. Email allows you to communicate directly with your audience, building relationships and driving engagement.

Offer valuable content and exclusive offers to subscribers. Use email segmentation to personalize your messages and increase relevance.

Don’t underestimate the power of a well-crafted email campaign. Email marketing can be highly effective for driving sales, promoting events, and building brand loyalty.

3. Content Marketing: The Powerful Brass Section

Create high-quality content that educates, entertains, and informs your audience. Think blog posts, articles, infographics, videos, and more.

Optimize your content for search engines. This will help you attract organic traffic and reach a wider audience.

Promote your content on social media and other channels. Content marketing is a long-term strategy that builds trust and authority over time.

4. SEO: The Steady Percussion

Optimize your website and content for search engines. This will help you rank higher in search results and attract more organic traffic.

Focus on relevant keywords and high-quality backlinks. SEO is a complex but essential part of any online marketing strategy.

Track your progress and make adjustments as needed. SEO is an ongoing process that requires patience and persistence.

5. Paid Advertising: The Dramatic Woodwinds

Utilize targeted advertising campaigns to reach your ideal customer. Platforms like Google Ads and social media ads allow you to laser-focus your message.

Experiment with different ad formats and targeting options. Find what works best for your business and budget.

Track your results carefully and adjust your campaigns accordingly. Paid advertising can be a powerful tool when used strategically.

6. Don’t Forget the Offline World: The Guest Performers

Real-world interactions still matter! Consider networking events, industry conferences, and community involvement.

Think creatively about offline marketing opportunities. Flyers, brochures, and even good old-fashioned word-of-mouth can still be effective.
